Full-time / Monday through Friday
Non-Exempt / Hourly
Job Purpose
The position will report directly to the VUE Asset Manager. Responsibilities include providing maintenance for multiple medical office buildings. Travel throughout the DFW area will be required.
Essential Duties
  • Must have demonstrated experience as a maintenance technician at a medical office building, general office building, or similar institution.
  • Develop and maintain positive relationships with tenants. Specific duties include frequently managing systems like refrigeration, HVAC systems, plumbing, electricity, and minimal security.
  • Perform maintenance and repair work at each facility.
  • Responsible for maintaining own work schedule and determining service work orders in order of importance/urgency as well as establishing appropriate project deadlines.
  • Prioritize repair requests to ensure timely completion of maintenance and repair work.
  • Coordinate, oversee and/or manage repair and maintenance work assignments performed by vendors and contractors (i.e. pest control, landscaping and janitorial, etc).
  • Manage vendor relationships and advises vendors on work order and billing procedures. Must keep track of expenditures and coordinate with Property Manager to ensure proper billings.
  • Work with vendors to obtain supplies, and reviews price quotes for the procurement of parts, services, and labor for projects.
  • Ensure maintenance and repair of all maintenance equipment, hand tools, power tools, and supplies. Such equipment must be safe, operational, and secure from loss or theft or environmental damage.
  • Ensure all hazardous materials are secure, stored, and disposed of in the proper manner in accordance with safety codes and all applicable regulations.
  • Conduct scheduled, routine facility maintenance/safety inspections to maintain a safe and operational manner.
  • Assist Property Manager with inspections and reports on a periodic basis which ensures facility procedures comply with local, state, and federal regulations.
  • Participate in all routine licensure, accreditation and related inspections, takes corrective actions as instructed to comply with standards.
  • Assist Property Manager with move-ins, move-outs and other change activities.
  • Oversee construction projects and ensures compliance with safety codes and the facility-wide safety plan.
  • Competent with PC, Microsoft products particularly Outlook.
  • Assist Property Manager in the development and implementation of the annual Operating and Capital budget.

Minimum Education & Experience
  • High school diploma or general education degree (GED) required.
  • Minimum of five years of related facilities maintenance experience.
  • An HVAC certification is preferred.
  • Valid driver's license and reliable transportation is required.
